Good morning everyone, just a quick reminder that my website and blog have moved to its new location at www.TimSellsCharlotte.com.  Feel free to check it out and drop me a message at the new site.  Thanks for following!

I am in the process of switching my REALTOR® website to a new location.  The old site www.moveincarolina.com will be phased out, and I will soon use the new website Charlotte Real Estate.  Feel free to check out the new website, its still a work in progress, but it will have a lot of new features, including Charlotte Homes for Sale searches and an integrated real estate blog to keep readers informed of the latest Charlotte real estate market changes.  As always, if you have any questions or need help with any of your real estate needs, call me at 980-230-9618.

I saw a story on the news this evening about Carowinds hiring staff for the 2010 season.  The amusement park is looking for 2,100 employees to help staff the park this year.  If you’re interested in applying for a job with the Carowinds Themed Amusement park, you can apply by visiting www.jobs4fun.com.

It’s only January now, but before we know it the Spring will be upon us and we’ll be looking for activities to do outside to enjoy the nice weather.  Carowinds opens on March 27th, and this year there is a new roller coaster called the Intimidator!  If you live near Carowinds, you’ve no doubt watched the construction of this new coaster, and it looks awesome!  They say its the tallest, longest, fastest roller coaster in the Southeast.  So, if you’re new to the Charlotte area and have not had the chance to visit this themed amusement park yet, I highly suggest checking it out when the weather warms up.  If water parks are your thing, consider a season pass to the park so you can visit often.  You can purchase tickets online at the Carowinds website.  Happy coasting!

Charlotte Real Estate for Sale

Suppose you bought your dream home in a perfect, quaint neighborhood in Southwest Charlotte, only to find out when you move in that there is major termite damage to the entire house.  This is a case where the buyers wish they would have had a home inspector inspect the property before they bought it.  Home inspections are a vital part of the home buying process.  They help a buyer to determine issues with the house that the untrained eye does not catch walking through the home during a showing.  An inspector will thoroughly look through the house to inspect the interior and exterior of the home, structural components of the home, and check all major electrical, mechanical, and plumbing systems.

Once the inspection is complete, the inspector will provide you with a full report complete with pictures and descriptions of the property.  The report will contain a list of items that may need to be repaired in order for the home to be safe and function properly.  Keep in mind, even newer homes are rarely perfect and some maintenance is to be expected.

Typically as a buyer, the home inspection would be ordered immediately after the buyer and seller reach an agreement on terms of the purchase of the home and a written purchase agreement has been completed.  It is always a good idea for the buyer to try to be present at the inspection because it is a great time to learn about the details of your home and ask any questions you may have about the home’s condition.

Your local REALTOR can recommend an inspector to you, or you can find one through word of mouth from a family member or friend who may have recently used an inspector for the purchase of a home.  Charlotte has many terrific inspectors, so ask around and make sure you find a reliable inspector when buying your dream home!

As always, if you have questions about purchasing a Charlotte area home, you can call me, Tim Derylak, at 980-230-9618.  Don’t forget to check out my website to search for the latest Charlotte Homes for Sale.

With all the talk about low interest rates and unbelievable deals on homes for sale in Charlotte, many Charlotteans have decided to jump feet first into home ownership.  But what if you’ve found the perfect home in the perfect subdivision only to find out your credit is less than stellar.  Buying a home in Charlotte can seem like its out of reach, but before you give up all together, there’s HOPE!

H.O.P.E. - Home Ownership for Everyone

HOPE is a program for anyone looking to improve their credit to a sufficient level to obtain financing on the purchase of a home, car, or other item that needs financing.  The program was created by mortgage loan officers who have the experience to understand how to work with consumers to best increase their credit in a timely fashion.  The great people working with the HOPE program understand how to work with the credit bureaus to dispute and remove certain items from credit reports and then negotiate the remaining collections accounts for less than may be owed.

To get you started, you will meet with a financial advisor for a credit analysis.  After this, you decide if you would like to work with their debt negotiators to get your credit back to a healthy level so you can ultimately meet your goal of buying a home.

The HOPE program has a proven track record of moving clients through the process as quickly as possible so you can purchase your home as soon as possible.  Located right here in the Charlotte area makes it convenient for you to meet face to face with the staff of the HOPE program, so you can feel comfortable and confident.

For more information about purchasing a home with challenged credit, feel free to contact me, Tim Derylak, to answer any and all of your real estate questions.  My email is derylak@kw.com and my cell is 980-230-9618.

If you would like to contact the HOPE program directly, the Director’s name is Ron Lambright, and his phone number is 704-499-9696.
